Getting listings with postcards…

Sometimes we forget the fundamentals… especially when we’re short on cash flow. But how does that cash flow get generated in the first place?

The secret is no further than your mailbox.

Yes, direct mail (or junk mail, depending on how you look at it) is really a cash flow generator. But you can’t just turn it on, turn it off, like that. You have to keep it going for a decent period of time… and then you’ll reap dividends.

In real estate, we call this “farming”. Plant the seeds and water them, and they’ll grow into listings and sales.

This market would be a great time to get the postcards rolling. Many agents have cut back… your card may be the only one they receive every month.

Did I say “every month?” Yes, regular mailings build up an impression in the minds of homeowners. So that when they are thinking of selling, you come to mind. Stop for a few months, and you’re forgotten.

There are ways to make direct mail very affordable. I’ll get into what has worked very well for me in a later posting. (There is a reason for all the blank space in the cards I use.) However, you may want to research vendors who handle bulk mailing in your area for their pricing and services.
