Real Estate sales is really not about selling… it’s about marketing. Your home will sell itself to your buyer. So one of the most important tasks in real estate, for home sellers, is in bringing the qualified buyers to your home.

Your real estate professional should customize, for your property and needs, a marketing promotions plan that contains some of the following elements:

  • Entry into the local Multiple Listing Service (MLS) – in Palm Beach County this is the Regional MLS that serves most of the county. Real estate professionals who are members of the MLS can then find your home when locating suitable properties for their customers.
  • Promotion to local real estate offices, and their top selling agents. By sending flyers to their offices, hosting a “broker’s open house” for real estate licensees only, and networking, your agent will make sure the top buyers agents in the area know about your property, so that when they are approached by a new client, their familiarity with your home will help get it on the buyer’s list for viewing.
  • Promotion within the listing firm’s offices. At Illustrated Properties, our 450 agents in 24 offices receive a bonus for selling our listings. We communicate new listings to fellow agents so they can be among the first to bring their customers to your home.
  • Advertising to buyers, in newspapers such as the Palm Beach Post, free real estate magazines, postcards to targeted neighborhoods, and other forms of advertising promotion. The advertising needs will be determined by the type of buyers who are most likely to be looking for a property similar to yours.
  • Internet advertising on public web sites such as Realtor.com, newspaper web sites, and company sites such as Illustrated Properties’ website.
  • Public Open Houses, when appropriate to the home and market situation.
  • A yard sign, when permitted by your community.

Suitability of each of the above activities depends on the property, the price range, the timeframe desired, and a number of other factors. The objective is to bring ready and willing buyers into your home. Your agent should discuss with you a plan that is appropriate to your home.
