Great Marketing

It starts with better photos, 360° photos, video walkthroughs… but there’s a difference beyond that, in how well your home will be exposed to the buyers out there. The description of your home is just as important. I’ll describe the key features of your home in words that will get buyers to want to see it in person. My service will get you more interest, because I go beyond the MLS.

Multiple Listing Service

Why so many listings are inaccurate, have one or no photos, and just a line of text that says something like “must see… great neighborhood… too many upgrades to list” is beyond me.

I just don’t get it… the MLS allows 1500 characters of text, we have lots of codes to indicate whether your home has special features, we can upload PDF copies of the floorplan, and we’re allowed 16 photos. I use them, and it makes a difference!

Practically every home in the United States listed with a REALTOR® is here, so it’s the site buyers turn to first, whether they are buying locally or from across the country.

I subscribe to Realtor.com’s “showcase listing enhancements”. Standard listings get just one photo, basic details, but no text. With these extra features, I can add a short headline on the search results page, I can add up to 2,500 characters of text describing your property, and I can upload 25 photos and a video file. And I can create a virtual tour link to my own site.

Using these features gets my listings much more attention than standard listings, and I take full advantage of them and use as many photos as I can.

Your home will have it’s own individual “page” on my website, where the sky’s the limit… 360° photos, still photographs, videos, brochures with floorplans, and a description of each room. I’ll create a short and easy URL (web address) for print ads and for a link from the MLS.

In Print

The real estate section of the newspaper is becoming less important every year as the Internet changes the value proposition. What I find works well is a local, free real estate book that is distributed in Palm Beach County real estate offices and supermarkets. I run an ad including your property in every issue of the South Florida Real Estate Guide.

I’ll create a brochure for your home that’s professional. And I’ll produce a DVD for buyers who visit your home, so they can review the video walkthrough and slideshow later when they are deciding.

I mail thousands of high quality full color postcards a month, and each new listing is promoted. I’ll also send color postcards of your home to your neighbors - since they might be the first to know someone who’s interested in living in the community.

Local Brokers and Agents

I maintain good relationships with competing brokers and they actually sell most of my listings (by bringing a buyer to see the homes). When I promote your listing, I’ll make sure area brokers and agents know about it, through the MLS and via my personal contacts. I will also include new listings in a weekly bulletin to the 450+ Illustrated Properties agents and announce it to the agents in my own office.

Special Properties

Everyone’s special… but if you have a waterfront home with a dock and boat lift, for example, chances are boaters and fisherman might know someone who might be interested in your home. I’ll make sure to explore options like this if your home might appeal to a certain target market.
