Don’t Sell Yourself Short
What limited services, selling by owner, and part-time agents could cost you
It’s natural to want to save money; we all shop around for the best deal on cars, appliances, even groceries. But we usually know when to draw the line. The most reliable washing machine may not be the most, or least, expensive.
Cost alone should not be the selection criteria for choosing how you go about selling what may be your most valuable asset, your home. Or even when buying your next home.
A National Association of Realtors® survey showed that, on average, owners who sold their homes through a real estate licensee received a sales price 21% higher than sellers who sold their homes on their own.
Limited services firms, who may charge you less commission but want you to deal with the buyers and do your own marketing, are not always operating in your best interest. They may be able to put your listing in the MLS, but are they able to protect you by ensuring that you respond to offers and provide disclosures in the most effective and safest way? Will you really save money, or could this cost you more in the long run?
Also consider that by using a full-time professional, that person’s experience and knowledge will help you avoid problems in your sale or purchase. Part time agents may not be getting enough regular practice to know how to properly handle all aspects of the transaction. I know from personal experience that providing real estate services requires constant attention.
